Why North York

North York is one of the most diverse and versatile areas in the GTA. Bounded roughly by Steeles Avenue to the north, Highway 401 to the south, Victoria Park to the east, and Highway 400 to the west, it offers everything from dense urban corridors to quiet residential streets. Three subway lines serve the area, and the Yonge Street corridor provides a distinctly urban feel without downtown prices.

Willowdale

Willowdale is North York's urban core, centred around the Yonge-Sheppard and Yonge-Finch intersections. The condo market here is robust — towers along Yonge offer one-bedrooms starting around $400,000 and two-bedrooms from $550,000. The area is highly walkable, transit-connected (Sheppard and Finch subway stations), and home to strong schools including Earl Haig Secondary School (with its Claude Watson arts program).

Detached homes on side streets in Willowdale East range from $1.2M to $2M+ depending on lot size and condition. Many are being purchased for redevelopment — tear-down and rebuild to maximize lot potential.

Bayview Village

One of North York's most desirable family neighbourhoods. Bayview Village is known for excellent schools (including Bayview Middle School and Bayview Secondary), tree-lined streets, and relative quiet. Detached homes typically range from $1.5M to $2.5M. The Bayview Village Shopping Centre provides upscale retail without leaving the neighbourhood. The 401/404 interchange offers quick highway access for commuters.

Don Mills

Canada's first planned community, Don Mills was built in the 1950s with a neighbourhood-unit design that emphasized green space and separated pedestrian pathways. Today it offers a mix of original bungalows ($1M–$1.5M) and newer infill development. The Shops at Don Mills is a popular open-air shopping centre. The Don Valley trails are minutes away. Don Mills has a community feel that's increasingly rare in the city.

York Mills and Bridle Path

These are North York's prestige addresses. The Bridle Path is one of Canada's wealthiest neighbourhoods — homes here start at $3M and can exceed $20M. York Mills offers a slightly more accessible entry to the premium market, with detached homes from $2M to $5M. Both areas feature large lots, mature trees, and proximity to top private schools including Crescent School, St. Andrew's, and Havergal College.

Newtonbrook

North of Finch, Newtonbrook offers solid value for families. Detached homes range from $1.1M to $1.8M. The area has good public schools, parks, and easy access to the Finch subway station (and eventually the Yonge North Extension). For buyers priced out of Bayview Village or Willowdale, Newtonbrook delivers similar quality at a more accessible price point.

Transit and Future Growth

The planned Yonge North Subway Extension will add stations at Steeles and into Richmond Hill, increasing property values along the northern Yonge corridor. Buyers purchasing in Newtonbrook or Willowdale before the extension opens will likely benefit from transit-driven appreciation. The Sheppard subway line, while short, has already boosted property values in its immediate corridor.
