Acceptable Use Policy
This Acceptable Use Policy ("AUP") governs your use of the VG Real Estate CRM platform and public website (the "Service"), operated by VG-Real Estate Services Inc. It forms part of our Terms of Service. If you violate this AUP, we may suspend or terminate your account and report violations to law enforcement or regulators.
1. General Principle
You are responsible for your use of the Service and for the content you upload, send, or display. Use the Service lawfully, professionally, and in a way that does not harm other users, our infrastructure, or third parties.
2. Prohibited Activities
You may not use the Service to:
- Violate laws — including PIPEDA, Canada's Anti-Spam Legislation (CASL), the Ontario Real Estate and Business Brokers Act (REBBA), RECO rules, FINTRAC Proceeds of Crime (Money Laundering) and Terrorist Financing Act obligations, the Competition Act, tax laws, or any foreign law applicable to you.
- Send spam — transmit commercial electronic messages without valid express or implied consent, without proper sender identification, or without a functioning unsubscribe mechanism, in violation of CASL.
- Harass or defraud — use the Service for harassment, discrimination, stalking, threats, defamation, impersonation, or deceptive practices.
- Infringe intellectual property — upload content that infringes any copyright, trademark, trade secret, or other IP right.
- Upload malware — introduce viruses, worms, ransomware, or any malicious code.
- Attack the Service — probe, scan, or test vulnerabilities without our prior written consent; attempt unauthorized access to accounts, systems, or data; interfere with or disrupt the Service.
- Reverse engineer — decompile, disassemble, or attempt to derive source code, except as expressly permitted by law.
- Misuse MLS data — scrape, bulk-export, redistribute, resell, or display TRREB/AMPRE listing data outside the permitted uses of your licensed IDX/DLA feed; strip attribution required by TRREB; display listings on sites you do not own and control.
- Circumvent limits — exceed plan limits through fake accounts, shared credentials, bots, or automation; use free trials repeatedly to avoid paying.
- Abuse AI features — generate content that is illegal, defamatory, discriminatory, or designed to deceive; use AI to impersonate a licensed lawyer, accountant, or other regulated professional.
- Mislead consumers — publish listings, valuations, or marketing content that is inaccurate, misleading, or non-compliant with RECO advertising rules.
- Harm us — take actions that impose a disproportionate load on our infrastructure, or that could damage the reputation of the Service.
3. Client Data — Your CASL and PIPEDA Obligations
When you add a client, lead, or contact to the CRM, you represent that you have the legal right to store and process their personal information under PIPEDA, and that you have valid consent (express or implied) to send them commercial electronic messages under CASL.
- Maintain records of consent (date, method, wording) for each contact.
- Honour unsubscribe requests within 10 business days.
- Keep a suppression list of contacts who have opted out.
- Make your privacy practices available to clients, including how to request access, correction, or deletion of their information.
VG Real Estate does not review individual contact records for CASL compliance. You are solely responsible.
4. MLS and Listing Content
- Display MLS listings only in the manner permitted by your IDX/DLA licence with TRREB.
- Maintain required attribution ("Listing courtesy of ... " / TRREB trademark) as provided by the feed.
- Remove any listing within the time limits specified by the board when the listing is sold, leased, or expired.
- Do not alter listing content in ways that mislead consumers about the property or the listing agent.
- Photos uploaded by you to your own listings must be owned or licensed by you.
5. Security Research and Responsible Disclosure
We welcome responsible security research. If you discover a vulnerability, report it to security@vg-realestate.ca (or support@vg-realestate.ca) with enough detail to reproduce. Do not access, modify, or destroy data belonging to other users. Do not publicly disclose before we have had a reasonable opportunity to remediate. Good-faith researchers acting under these guidelines will not be pursued for unintentional violations of this AUP.
6. Reporting Abuse
If you believe someone is using the Service in violation of this AUP — for example, sending spam through our platform, posting fraudulent listings, or infringing your IP — report it to support@vg-realestate.ca with as much detail as possible (headers, URLs, screenshots). We investigate every credible report.
7. Enforcement
If we believe you have violated this AUP, we may take any of the following actions, with or without prior notice, proportionate to the violation:
- Contact you to request remediation.
- Restrict specific features (for example, outbound email sending).
- Suspend or terminate your account.
- Remove offending content.
- Cooperate with law enforcement, regulators, or affected third parties.
- Pursue civil or criminal remedies for material harm to us or our users.
8. Updates
We may update this AUP from time to time. For material changes we will notify you by email and post a notice in the Service at least 14 days before the change takes effect.
